STAGING
Making a great first impression is critical, so Staging starts with the exterior of a house. Keep the yard fresh and free of dead plants and weeds, and spruce up that garden. Many drought resistant plants are now available. Clear the porches and patios of all small items. Your trash cans should be in the garage. Check the condition of the paint on your home especially at the front door.

The main selling points of any house are the Entryway, Main Living Area, Kitchen and Master Bedroom / Bath. Special attention should be made to show off these areas for the best selling potential. A vacant home should have, at the minimum, vignettes in these areas to suggest usage and scale.

Clear and pack all unnecessary objects throughout the house. This will make the rooms look less crowded and help the potential buyer envision their own belongings here. This includes objects as well as furniture, plants, art and especially family photographs. Pack up all valuable items to protect them. Eliminate clutter.

Patch and paint walls if necessary. Clean or replace carpeting. Repair all broken items. Replace burned out light bulbs. Reduce the number of pillows on the couches to a maximum of two. Remove all afghans. Reduce the amount of objects by half from all closets, cabinets and bookshelves. This will create a feeling of more space. Wash everything as if you were spring cleaning; this sends a message that the house has had a history of good repair and upkeep. Be sensitive to all odors.

Look at your home “through a buyer’s eye”. Take pictures and see how well the photos show off the core structure of the house. See how the lack of clutter creates better photographs. Leave on certain lights during the day and play light music for all viewings. Open the curtains and blinds to let the natural daylight in, close the garage doors and make sure the toilet seats are down.

Remember the way you live in a home and the way we market and sell your house are two very different things.
